Wynwood’s Answer to Miami’s 400% Condo Marks

In a city where new construction can yield a hefty 400% markup compared to existing homes, a developer is focusing on ‘achievable luxury’ with a musical twist.

The Rider brings a rock ‘n’ roll edge to Miami’s Wynwood neighborhood and provides a rare entry point into the sub-$600,000 new construction market. It also offers high-end amenities: beach access, nightclub, rooftop pool, golf simulator, fitness center and wellness spa.

But developer Diego Ojedapresident of South Florida Rilea Group who grew up with an “Easy Rider” poster on his wall, wanted to tap into not only his own passion for music, but also the bold energy of the art gallery-clad, graffiti-painted neighborhood.

The Rider will be the first project of Ojeda’s development company, Cypresswhich will focus on boutique-style living.

“If anyone is searching for a place to spend a weekend in Miami and comes across our amenity mix -a Steve McQueen photo and a motorcycle in the lobby, Keith Richards 10 feet high on the facade – they’ll say, ‘That’s where I’m staying,'” Ojeda tells Realtor.com®.

The 152-unit condo is “inspired by Americana culture,” Ojeda says. “I had an ‘Easy Rider’ poster on my wall growing up. I wanted to bring that spirit into this project. The Rider is exactly that: the nomad, the adventure, wrapped in high-end amenities.”

The 1969 film ‘Easy Rider’, starring hardly known people at the time Peter Fonda, Dennis Hopper, And Jack Nicholson– not only became the seminal film about the counterculture of the 1960s, but was also known for its classic rock soundtrack.

The apartment will exude the vibe of a cool boutique hotel, paying tribute to rock ‘n’ roll legends, while the amenities themselves would make Keith Richards feel at home.

‘There is what we call the Recovery Room – very inspired by rock stars – with a Turkish hammam [a bathhouse]IV therapy, plunge pools and infrared saunas,” says Ojeda.

You and your fans (or maybe just friends) can relax by the rooftop pool and then head to the Vinyl Room, a listening room with a turntable setup.

Also planned is a private nightclub — called Studio 29, after its NE 29th Street address and a tribute to the infamous Studio 54 disco — which Ojeda says will be “fully decked out so you can have guests until the early hours without disturbing the neighbors.”

The rock ‘n’ roll theme doesn’t stop there. Dozens of signed, museum-quality photographs of music icons such as The Rolling Stones, Jimi Hendrix, Blondie and Bob Marley will be on display throughout the building, which is scheduled to be completed in the third quarter of 2027.

But Ojeda says the “real talking point” of the development will be the facade, which will feature eight 10-foot-tall photos of icons Bruce Springsteen, Mick Jagger, Bob Dylan, Madonna and more.

“Everything is boutique and custom, with the rock and roll spirit of Studio 54 at its core,” he says.

The aesthetic seems to work. Ojeda says 80 units, about half of the project, have been sold. Studios start at $599,900 and three-bedrooms with lockout options start at $1,512,900. The highest-priced unit costs $2.2 million for 1,600 square feet.

The ‘lockout’ option offers an adjacent studio with its own kitchen and separate entrance. “Many buyers purchase these units, rent out the studio and use that income to offset their transportation costs,” Ojeda says.

All apartments have a balcony with ocean or skyline views.

The access point is quite accessible to the neighborhood, with an average price tag of $913,000, especially considering the abundance of unique amenities.

In addition to the recovery wellness area, there is a fleet of twelve motorcycles, including Harley-Davidsons, Vespas and Ducatis, for residents to ride around the city; a private office suite; and no rental restrictions (you are welcome to advertise on Airbnb and other platforms).

For those who want access to the beach, the apartment offers a partnership with Bentley Beach Club in Miami Beach. Apartment buyers receive a free one-year membership. Penthouse buyers also receive a free annual membership The Moore Miamia private members club in the Design District.

“The owner is a motorcycle enthusiast who loved the project,” says Ojeda.

New construction in Miami is not cheap. The metro’s urban new developments carry a whopping 461.8% price premium over existing townhomes, the highest in the nation, according to Realtor.com’s latest new construction report.

The average price tag for new construction in the Miami metro area is $2,578,695, compared to $459,000 for existing homes. With one bedroom at The Rider starting at $860,900, the project could be an accessible entry point to amenity-rich new construction in a young, rapidly developing neighborhood.

Until the mid-2000s, Wynwood was a neglected area. Then a real estate developer in New York City Tony Goudmanwhich was essentially responsible for the revival of the SoHo neighborhood in the 1970s, began buying up buildings.

“It’s our Brooklyn, our Melrose,” Ojeda says of the neighborhood. “The bold, alternative, upscale neighborhood, like Williamsburg.”

Despite its rough beginnings and colorful murals, the neighborhood is quickly developing into a business center.

Amazon’s offices are located on the corner of The Rider at 95 NW 29th St., and other business neighbors include Spotify, Live Nation, Sony Music, cryptocurrency company Gemini (founded by Tyler and Cameron Winklevoss), and Peter Thiel’s endowment fund.

While The Rider’s energy is inspired by the freewheeling counterculture, the reality is that it’s the button-down employees of those corporate giants who will likely be part of the recovery room and the vinyl turntable.

In fact, the developer says, a future Amazon employee has already purchased a unit.
