Initial results show that Scenic Dreams’ investments are resonating with guests and translating into better performance. Hotels that have completed the renovations are seeing a RevPAR premium of +1.71, and among properties that have completed the majority of their upgrades, guest satisfaction is following suit, ending 2025 with an average LTR of 8.36, up 0.25 points year-over-year.

Sleep Inn & Suites Ashland City, TN opened in September 2025 and was the first completed new construction hotel where Sleep Inn’s Scenic Dreams prototype debuted. Located just 30 minutes outside of Nashville on the Cumberland River, the 52-room property brings the updated prototype design to life with intuitive layouts and inviting public spaces designed to help guests relax. Located within easy reach of the greater Nashville area, the hotel also offers easy access to outdoor recreation along the Cumberland River, as well as nearby parks and marinas, making it well-suited for vacationers and regional road trippers looking for a relaxing stay away from the city.
Sleep Inn & Suites Middletown, PA, a new construction property with two brand new buildings, opened in March 2026. Located in central Pennsylvania, the hotel is adjacent to Penn State Harrisburg and offers easy access to Harrisburg International Airport and Pennsylvania’s Capitol District. The property is less than 10 miles from popular Hershey attractions, including Hersheypark and Hershey Gardens, as well as close to dining, shopping, and scenic parks along the Susquehanna River, making it well-positioned for business travelers, event vacation rentals, and family vacation trips.
Sleep Inn & Suites Henderson, NV is scheduled to open in mid-April, expanding the brand’s presence near the Las Vegas market. The newly constructed property is located between Las Vegas’ major attractions and the outdoor recreation of Lake Mead, with easy access to shopping, dining and entertainment at nearby Galleria Commons. Located approximately six miles from Harry Reid International Airport, the hotel provides easy access to destinations such as Allegiant Stadium, the Las Vegas Convention Center, Fremont Street and the broader Las Vegas entertainment corridor, while also serving travelers seeking proximity to Hoover Dam, Lake Mead and surrounding outdoor destinations.
Sleep Inn & Suites Savannah, TN is expected to open in mid-April. Located on the Tennessee River, the 82-room riverfront property. The new 82-room riverfront property is ideally located in downtown Savannah on the Tennessee River, offering beautiful water views and easy access to the charm and history of Hardin County. The hotel is well positioned for travelers who want to explore nearby attractions such as Shiloh National Military Park, Pickwick Lake and local golf courses, as well as outdoor recreation and riverside activities.
