At the Real Estate Asia Awards, Frasers Hospitality’s Investment and Asset Management division confirmed its strength and expertise through a disciplined, multi-market strategy aimed at increasing asset values ​​and driving sustainable performance across its multinational portfolio.

The effectiveness of this strategy is validated with two awards at the Real Estate Asia Awards 2026: Hotel Development of the Year – Japan for YOTEL Tokyo Ginza and Specialized Living Space Development of the Year – China for Modena by Fraser Shenzhen. The awards were presented to two standout hospitality and residential developments in Tokyo and Shenzhen, and underline Frasers Hospitality’s track record of responding to changing market dynamics and transforming assets to deliver value.

Faced with strict zoning regulations and severe land scarcity in Ginza, the investment and asset management team has almost fully utilized the permitted gross floor area and carried out a decisive repositioning midway through the development, shifting the project from an amenity-rich residence to a technology-based micro-hotel concept to maximize room inventory and respond to the resilient demand for short-term stays in central Tokyo. The repositioning resulted in a highly efficient and commercially resilient property that outperformed benchmark returns for comparable properties in the core city, while achieving Japan’s CASBEE Design sustainability certification for the hotel’s environmental performance.
