Villa Argentina and Villa Orsula reopen in Dubrovnik after historic transformation | News


Adriatic Luxury Hotels has announced the reopening of Villa Argentina and Villa Orsula, welcoming guests from August 2026 following the transformation of two of the city’s most recognizable coastal properties. Located next to Dubrovnik’s historic city walls and overlooking Lokrum Island, the Adriatic Sea and the Old Town, the neighboring hotels return with revamped interiors, expanded outdoor spaces and a reconfigured layout designed to maximize light, views and privacy.

The two estates, set in cascading Mediterranean gardens, have long been part of Dubrovnik’s coastal identity. The transformation, led by Croatian studio 3LHD under architect Marko Dabrović, combines the restoration of historic villas with carefully considered contemporary additions that open the buildings to the sea, gardens and surrounding landscape.

Together, Villa Argentina and Villa Orsula function as two properties within the Adriatic Luxury Hotels collection, connected by terraced gardens, stone pathways and shared outdoor spaces allowing guests to move between restaurants, pools, spa areas and the coastline.

Villa Argentina will offer 96 rooms and suites, reduced from the previous 131-key configuration to create larger accommodations, larger balconies and a greater sense of space and privacy throughout the hotel.

The hotel features multiple dining options, landscaped gardens, Anima Wellbeing & Spa, an indoor and outdoor swimming pool and direct access to a 60-metre beach spread across tiered stone terraces.

Villa Orsula offers a more intimate experience with 13 individually designed rooms and suites within the restored villa and surrounding gardens. Many rooms face the sea through a framed garden view, while select suites open directly onto a private balcony surrounded by greenery. The property also introduces Marea, a signature restaurant and lounge bar overlooking the Adriatic Sea.

Guests of both properties have access to Villa Argentina beach, spread over stepped levels along the coastline, designed to provide uninterrupted views of the sea and nearby islands.

Architecture and design

The redevelopment, led by 3LHD under architect Marko Dabrović, preserves the original historic villas and introduces new structures that open the properties more directly to the sea and gardens.

Original architectural elements at Villa Orsula and Villa Argentina have been restored, while new additions have been positioned to follow the natural slope of the site and its coastal orientation.

A network of terraces, gardens and paths connects the two properties, allowing guests to move between spaces with ease while remaining closely connected to the sea.

Local stone is used on the lower levels and outdoor areas, reflecting the texture of Dubrovnik’s historic walls and rocky coastline. Mediterranean planting softens the architecture, with olive trees, pine, rosemary and citrus fruit placed throughout the gardens.

At Villa Argentina, the sixth-floor lobby opens to a wide, glass vantage point with uninterrupted views of Lokrum Island, the Old Town and the Adriatic coast.

Across both properties, rooms, gardens and outdoor spaces are arranged to maintain a clear sightline to the sea, with the movement through the estate shaped by terraces, steps and shaded walkways.

Rooms and suites

The interiors of Villa Argentina and Villa Orsula are defined by natural materials, soft tones and strong visual connections with the Adriatic landscape.

At Villa Argentina, 96 rooms and suites combine restored heritage architecture with modern Mediterranean interiors. Natural stone, wood and linen are combined with large windows and private balconies that open out to the sea or gardens. The color palette is inspired by the surrounding environment, with pale neutrals, sea blues and warm earth tones.

Many rooms have a private balcony with views of the Adriatic Sea, Lokrum Island and Dubrovnik’s Old Town. The suites are designed with an open plan layout, generous living areas and floor-to-ceiling glazing that brings natural light deep into the interior.

Villa Orsula features 13 individually designed rooms and suites within the restored villa. The interior combines historic architectural details with contemporary finishes, including stone surfaces, textured fabrics and custom furnishings. Many rooms offer views of the framed garden and surrounding greenery.

In both properties, the interiors are designed to be calm, open and closely connected to the surrounding coastline.

Beach, swimming pools and wellness

The guest experience extends from the gardens to the coastline, shaped by water, stone and layered outdoor spaces.

Villa Argentina’s beach extends approximately 60 meters along the coastline and is spread over four terrace levels built into the natural slope of the site. Each level is positioned to provide direct views of the Adriatic Sea and surrounding islands.

Guests can access the beach through landscaped gardens or via direct internal routes from the hotel.

Swimming pools are integrated into the gardens and terraces, positioned to overlook the sea, while remaining partially enclosed by plantings and stone walls for privacy.

The 566.26 square meter Anima Wellbeing & Spa is a sanctuary within a sanctuary. Facilities include a sauna, steam room, Himalayan salt room and ice fountain, in addition to a 72 square meter indoor pool, a 140 square meter outdoor pool, a gym and dedicated relaxation areas.

Guests can choose from both stimulating and restorative wellness programs, with activities such as aqua fitness, Pilates, yoga and sound healing. The spa is home to a team of highly trained therapists and estheticians who offer bespoke holistic body rituals inspired by lifestyle wellness, alongside personalized skin health treatments rooted in a clinical approach.

Mediterranean dining on the Adriatic Sea

Dining in both properties is designed around the gardens, terraces and sea view locations.

LIZ at Villa Argentina is set within landscaped gardens overlooking the Adriatic Sea. The restaurant offers all-day dining with an emphasis on seasonal Adriatic seafood, local produce and Mediterranean-inspired dishes.

Breakfast includes freshly baked pastries and bread, regional cheeses, seasonal fruits and Adriatic-inspired dishes.

The lunch and dinner menus include dishes such as salted sea bass with citrus and fennel, grilled octopus with pepper sauce, pasta with lamb ragout and shrimp pasta with seasonal herbs.

Copper Bar sits between the indoor and outdoor spaces, centered around a red stone feature that extends into the garden terrace, with cocktails designed for sunset views over Dubrovnik.

Located right on the beach, Cala Beach Club offers relaxed dining with Mediterranean and Southern Italian influences. The menu consists of seafood, grilled dishes and share plates served all day by the sea.

At Villa Orsula, Marea introduces a more intimate dining concept overlooking the Adriatic Sea, combining Mediterranean and South American influences in a garden setting.

The wine program at both locations highlights Croatian varieties, including Pošip, Grk and Dingač, in addition to selected Mediterranean and South American wines.

Sustainability

The redevelopment prioritized the rehabilitation of existing buildings, alongside upgrades designed to improve energy efficiency and long-term environmental performance.

The surrounding gardens have been replanted with thousands of native Mediterranean species, strengthening the connection between the properties and Dubrovnik’s coastal landscape.
