Waterfront Lake Las Vegas Estate, designed by Frank Lloyd Wright’s student, is seeing a significant price reduction

A striking architectural estate designed by a student of the legendary architect Frank Lloyd Wright has returned to the Nevada market after undergoing a significant price reduction that increased the asking price from $10.5 million to $9.99 million.

Located on the exclusive shores of Lake Las Vegas, approximately 20 miles from the Las Vegas Strip, the home at 10 Sunrise Beach Circle in Henderson, NV was built in 2023 by architect John Sather Swabacka respected architect known for continuing Wright’s philosophy of organic architecture.

Although many of Wright’s most iconic works can be found in the Midwest and along the East Coast, he also spent some of his later years in the Southwest, where Swaback first came to study with the iconic designer.

Swaback trained under Wright at Taliesin West in Scottsdale, Arizona, a property that served as the famed architect’s winter home, studio and architectural school. He joined the fellowship in 1957 as one of the last students before Wright’s death in 1959.

While Swaback’s home offers a much more modern aesthetic than the mid-century modern designs Wright is best known for, realtor Cindy Scott by Douglas Elliman notes that the ethos at the heart of the work remains the same, including the emphasis on blurring the boundaries between interior and exterior spaces.

Scott notes that this immersive connection to the surrounding landscape is incredibly difficult to find in the Las Vegas Valley.

“Swaback brings iconic architecture to the desert,” Scott said. “The view in every room and on a private Las Vegas lake like this is very unique.”

The 12,015-square-foot lakefront estate reflects Wright’s architectural principles through clean horizontal lines, natural materials and expansive glass that seamlessly connects the interior to the surrounding landscape.

Interior highlights include a climate-controlled wine display, a private office, spa-inspired bathrooms and a chef’s kitchen finished in high-end materials. The property also features an extra large, air-conditioned RV garage.

Outdoor amenities further elevate the setting, with an 18-metre swimming pool, built-in BBQ area and private lakeside jetty. The home is located in The Estates at Lake Las Vegas, a gated community known for its privacy and exclusive waterfront lifestyle.

“The main living space opens up to bring the outside in,” Scott said. “At both sunset and sunrise, the desert mountains glow with light. It’s unlike any other building here in the valley.”

In addition to its architectural pedigree, the property also reflects a broader trend shaping the region: the continued influx of luxury buyers moving from California and other expensive coastal markets.

“Since I’ve been here in 2017, I’ve seen tremendous growth with 80% of my clients coming from California, and I understand that the relocation benefits on a personal level come from California itself,” Scott said.

According to recent Realtor.com® data, approximately 25% of online listing visits to Las Vegas came from users in California metro areas in 2025, down from the 2023 peak of 27% but still an impressive number.

With a median sales price of $464,950, compared to $907,000 in San Francisco and $1.35 million in San Jose, Las Vegas and the surrounding areas also offer a much more affordable – but just as sunny and warm – living option for Californians looking to escape the rising cost of living in the Golden State.
