Frasers Hospitality, a business unit of Frasers Property Limited, has unveiled a series of comprehensive asset enhancement initiatives (AEIs) covering four gateway city assets in Kuala Lumpur, London, Melbourne and Singapore. The asset enhancement strategy reflects Frasers Hospitality’s disciplined approach to capital deployment, focused on preserving value, increasing income sustainability and strengthening the long-term performance of the portfolio.

The $140 million AEI program reflects Frasers Hospitality’s proactive approach to asset stewardship, targeting high-quality assets with strong long-term fundamentals and repositioning them to meet evolving demand shifts in established markets.

Capri by Fraser, Kensington/London: global debut of renewed brand identity
The property, formerly Park International Hotel, has been closed since October 2025 for an extensive repositioning and will reopen in February 2027 as Capri by Fraser, Kensington / London, marking the global debut of the refreshed Capri by Fraser brand concept, inspired by the company’s signature ‘Stay Curious’ ethos. The updated positioning sharpens the brand’s identity around curiosity, creativity and contemporary city life. It is reflected in flexible accommodation formats and activated communal areas that promote social interaction, work and leisure throughout the day, thus reflecting evolving travel behavior and hybrid lifestyles.

The transformation includes a complete renovation that aligns with the brand’s design and technology-focused positioning, in addition to a complete mechanical, electrical and plumbing (MEP) overhaul to improve environmental performance and increase its BREEAM sustainability score. Layout optimization within the existing building envelope will increase inventory by nine keys, improving revenue-generating capacity and revenue efficiency.

The redesigned 180-unit property consists of seven restored Victorian buildings spanning over 7,000 sq ft on Cromwell Road and will introduce flexible accommodation formats and active social spaces, including The Den, while retaining Kensington’s architectural heritage. The repositioning has been carefully tailored to hybrid working patterns, demand for longer stays and experiential travel trends within one of London’s most prestigious boroughs.

Novotel Melbourne on Collins: inventory optimization and brand alignment
Scheduled for phased completion in June 2027, the renovation of Novotel Melbourne on Collins focuses on space optimization and brand alignment to increase revenue and operational impact. A comprehensive review of the layouts has enabled the addition of 72 keys within the existing structure, significantly improving inventory efficiency and revenue potential.

The transformation includes resizing selected room categories to optimize segmentation and rate architecture, bringing the property in line with Novotel’s latest global brand standards. By increasing the number of keys within the current building envelope, the improvement is expected to support RevPAR increase, improved margin profile and valuation growth over the long term.

The Westin Kuala Lumpur: Strengthened premium segment with sustainability upgrade
Scheduled for completion in July 2027, The Westin Kuala Lumpur will undergo a phased renovation of the guest rooms, lobby and all-day dining areas, in addition to a full MEP upgrade designed to improve operational efficiency and environmental performance.

The sustainability upgrades are intended to elevate the property beyond its current GreenRE Gold certification to higher environmental performance benchmarks, supporting long-term cost optimization and aligned with the latest Westin brand standards. The improvement is expected to further strengthen competitiveness within Kuala Lumpur’s premium hospitality segment, enhance rate resilience and strengthen asset quality.

Frasers House, a Luxury Collection Hotel, Singapore: Transforming luxury heritage for long-term value growth
Renamed Frasers House, a Luxury Collection Hotel, Singapore on January 1, 2026, this heritage property is undergoing a phased transformation expected to be completed by December 2027. The repositioning takes the property to the next level within the luxury segment, while carefully preserving its architectural heritage to enhance its distinctive cultural identity and enhance differentiation within Singapore’s competitive hospitality landscape.

Improvements include the renovation of the rooms, lobby, food and beverage and meeting facilities, in addition to a comprehensive EP overhaul to future-proof the building systems and improve operational resilience. The hotel will remain operational throughout the program, maintaining revenue continuity while gradually strengthening market positioning and long-term value creation.

Capturing structural shifts in demand
Across all four properties, the AEIs are aligned with structural trends that are reshaping global hospitality demand. These include the increasing preference for experience-based and design-driven environments, and an increased institutional focus on sustainability performance and operational resilience.
