5 AI Prompts Every Broker Should Be Using Today

To say that AI has changed the game for real estate agents could be the understatement of the year. But the biggest opportunity lies not only in the use of AI. The real opportunity is knowing what to use it for.
Many officers are still stuck there. They experimented with ChatGPT. They asked the company to write a listing description or perhaps help with a social media post. But they haven’t created a system that helps them solve the real challenges in their business. The difference has to do with intent.
5 AI Prompts for Real Estate Agents
The agents who get the most out of AI don’t just ask random questions. They use specific cues tied to specific business outcomes. Here are five AI prompts that every broker should be using right now.
1. The ‘help me help you’ AI recommendation prompt
One of the biggest opportunities for agents right now is powered by AI. For years, agents focused on SEO or search engine optimization. That still matters, but we are quickly moving into the world of AEO or engine optimization response.
Consumers are starting to ask AI tools questions such as:
- “Who is the best real estate agent in my region?”
- “Who should I hire to sell my house?”
- “Who in my area specializes in homes on the water?”
That means agents need to think about how AI sees them. This prompt gives you a plan of what you need to do to become the agent AI recommends.
Act as an AEO expert, specialized in helping brokers get recommended by AI. Please analyze the real estate agents currently recommended for the area or neighborhood in which I operate in AI. Based on my bio, niche, and content style, determine where I can improve my messaging, where potential customers may feel insecure about me, and how I can improve my ability to be recommended by AI. Please rewrite my bio and suggest content that shows me as a local authority without being salesy or boastful. Please feel free to ask me any information you need, or ask me as many questions as necessary to give me the best possible results.
This prompt will help you identify where your online presence may be unclear. It also helps you create messages that position you as a trusted local authority without sounding like you’re bragging.
2. The ‘Marketing Blueprint for Listings’ Prompt
Advertising today requires more strategy than it did just a few years ago. In many markets, homes are sitting idle longer. Salespeople are more concerned. Buyers are more selective. That means the agents who win offers today are the ones who show up prepared with a stronger plan of action.
This prompt will help you create that plan:
Act as a real estate marketing expert. Create a complete marketing plan for a new ad I am taking on [address]. Includes a pre-launch marketing strategy, a day-of-launch strategy, lead generation marketing, and a follow-up system for the leads generated. My budget for this marketing plan is [budget]. The timeline for this marketing plan is [number of days]. My primary marketing channels are [social media, direct mail, video production, etc.]. Feel free to ask me as many questions as necessary to create the most effective plan possible.
Once AI gives you the plan, don’t stop there. Adjust it. Delete what you don’t want to do. Add what you are going to do. Then use this follow-up prompt:
Remove (the parts you won’t do), add (the things you plan to do that aren’t included in the AI recommended plan), and put this into a presentation format that I can share with the seller during the listing presentation.
This is where AI becomes more than a time saver. It becomes a listing conversion tool. When you show up to a listing appointment with a clear marketing plan, you’re no longer just telling the seller what you’re going to do. You show them. That creates trust. Trust creates trust. Trust creates mentions.
3. The “Tell Stats, Sell Stories” Prompt
Most agents market listings by describing features. Four bedrooms. Three bathrooms. Open floor plan. Renovated kitchen. Large backyard. Those details are important, but rarely create an emotional connection. Buyers don’t just buy features. They buy the lifestyle they imagine in that house.
This prompt will help you tell that story:
Act as an expert real estate marketer, specializing in telling stories about listings. Please give me a short emotional story about the house located at [address] allowing buyers to imagine owning this home. I would like to not only highlight the features but also discuss the lifestyle this home will provide. I would like you to provide me with three marketing formats: a carousel post for Instagram or Facebook, a video script of one minute or less, including suggested video recordings with the script, and a LinkedIn blog post. The following is the current MLS description: [paste MLS description]. Please feel free to ask me as many questions as necessary to create a powerful story around this home that will encourage potential buyers to schedule a viewing of the home.
This prompt works even better if you add seller information.
- Ask them what they liked most about the house.
- Ask about their favorite room.
- Ask about memories they made there.
- Ask what they will miss.
Then enter that in the prompt. The result is marketing that feels more human, emotional and memorable.
4. The ‘cold until sold’ notification for open house
One of the biggest mistakes agents make at open houses is thinking that someone will just walk into the house and say, “I’ll take it.” Yes, this can happen, but it is rare. The real value of an open house is the relationships that start there. Someone comes in. You connect. You follow up. You deliver value. They become customers.
That is why follow-up is important. Having a systematic follow-up plan is critical to maximizing the opportunities that open houses create. This prompt will help turn those open house attendees into viable prospects:
Act as a marketing conversion specialist. Create a seven-step email and text follow-up campaign for a potential buyer who attended my open house [address]. The campaign should focus on compelling emails that a potential buyer will find valuable and that will show me as the agent of choice for them based on the value, expertise and care I will provide throughout the process. Make sure every email has a clear and compelling subject line, compelling content, and a call to action. Write this in a way that is not salesy and shows me as an agent focused on the customer’s best interest. Feel free to ask me as many questions as necessary to provide me with the best possible email and text campaign.
This prompt will help you create a follow-up system that is thoughtful, valuable, and consistent. The key is to make sure it still sounds like you. Add your vote. Add your local knowledge. Add specific homes, market updates or buyer tips. AI gives you the structure. You ensure authenticity and personalization.
5. The Testimony Tidal Wave Prompt
Online reviews and testimonials have never been more important. Think about what you do when you visit a new city and look for a restaurant. You check the reviews. You look at the ratings. You read what people say.
Consumers do the same with real estate agents. Your Google Business Profile is important. Your reviews are important. Your testimonials are important. The problem is that most agents don’t have a system for asking questions.
This prompt will give you one:
Act as a real estate copywriter, specializing in writing copy that helps agents receive testimonials. Give me three options, including DM, email, and SMS, to request a testimonial for my Google business profile page. I’d like to offer a $5 to $10 gift to each person who leaves me a 5-star review. Can you make any suggestions on the copy, gift options, and delivery time of the DM, email, and SMS? Feel free to ask me as many questions as necessary to provide me with the best campaign possible.
Reviews create trust. Trust creates incoming opportunities. Incoming opportunities create momentum. If people are going to look for you before they call you, make sure they find proof that you’re worth calling.
