A $133 million Florida compound was the most expensive sale of 2025

Coastal Florida claimed the crown for the most expensive home sale of 2025, with a beachfront complex in Naples selling for $133 million. It was followed by two estates in Los Angeles, each of which raised $110 million. Each home on this year’s top 10 list sold for more than $60 million, with Florida and California dominating the list.

The Sunshine State and the Golden State have long been among the top ultra-luxury hotspots in the world. Florida, in particular, rose to the foreground in 2025: Fisher Island became the most expensive zip code in the country before Newport Coast, CA reclaimed the title to end the year. Typical homes in both markets sell for more than $11 million.

In total, Los Angeles and coastal Florida accounted for eight of the 10 most expensive sales in 2025. An oceanfront estate in Hawaii and a Bay Area estate in Woodside, CA rounded out the list.

1. 2200 Gordon Dr., Naples, FL 34102

  • Sold for $133 million in April
  • 6 beds, 14.5 baths, 8,846 square feet
  • Price per square meter: ~$15,035/m2.

neighborhood in Naples, which sold for a combined price $225 million-the second largest residential transaction in American history. This is one of the largest beachfront properties in the country.

The most expensive home sale in American history took place in 2019 when Ken Griffin paid $238 million for a four-story unit at Manhattan’s 220 Central Park South.

  • Sold for $110 million in July
  • 14 beds, 27 baths, 56,500 square feet
  • Price per square meter: ~$1,947/m².

The famous Spelling Manor, one of the largest homes in the country, sold to former Google CEO Eric Schmidt and his wife Wendy Schmidt in mid-summer. The Holmby Hills Castle was originally listed at $155 million in 2023, before dropping to $137.5 million and then $110 million during the two years it was on the market.

  • Sold for $110 million in May
  • 7 beds, 15 baths, 35,378 square feet
  • Price per square meter: ~$3,110/m².

This Bel Air mansion was sold to business magnate James Packer in late spring. It previously changed hands for $56 million in 2018 and for $50 million in 2010. The house is located in zip code 90210, one of the most recognizable and an old abbreviation for luxury.

4. 3585 Anchorage Way, Miami, FL 33133

  • Sold for $101.5 million in December
  • 13 beds, 16.5 baths, 11,855 square feet
  • Price per square meter: ~$8,562/sq ft.

Called “Banyan Ridge,” this luxury estate, located on 4.5 acres on the waterfront of Biscayne Bay in Coconut Grove, closed in the dying breath of 2025, just three days before the New Year. The Mediterranean-style property includes multiple houses, a swimming pool and waterfall, rare plants and a dock with a boat lift.

Salesperson Jonathan Lewis spent decades merging ten plots to create the current estate, which also includes a 100-year-old banyan tree.

5. 11465 Old Harbor Rd., North Palm Beach, FL 33408

  • Sold for $97.5 million in December
  • Beds/baths not available, 17,865 square feet
  • Price per square foot: ~$5,458/sqm.

Another December sale, this home is located in Lost Tree Village and features multiple docks and bay views. It was sold by Wrigley’s chewing gum heir and former CEO William Wrigley, Jr.

6. 329 Albion Ave., Woodside, CA 94062

  • Sold for $85 million in September
  • 34 beds, 26 baths, 23,900 square feet
  • Price per square meter: ~$3,556/m².

The Mortimer Fleishhacker House, also known as the ‘Green Gables Estate’, is an English country house built in the early 20th century by the Fleishhacker family. It was sold in late summer.

The 74-acre estate in Woodside, CA functions Italian gardens, a Roman reflecting pool, tennis courts and guest houses, and has been used for weddings and even a United Nations summit. Elizabeth Holmes famous rented a house on the property while she was on trial in 2021.

7. 28719 Grayfox St., Malibu, CA 90265

  • Sold for $80 million in July
  • 1 bed, 2 bath, 1,314 square feet
  • Price per square meter: ~$60,883/m².

This multiparcel Malibu sale was unique: It included a 1.4-acre lot, a 1.6-acre lot, and a single 1,300-square-foot home. It was sold just months after the devastating LA wildfires ravaged the area, and was the most expensive sale of the year for the famously expensive coastal town. A mysterious buyer from Texas acquired the property, with limited liability companies on both sides of the transaction.

Investors have been taking over vacant lots in fire-ravaged areas around LA, leaving residents with a difficult decision: rebuild in the neighborhood they love, or sell to an investor in hopes of recouping some of their investment.

8. 88 La Gorce Cir., Miami Beach, FL 33141

  • Sold for $74.3 million in April
  • 9 beds, 13.5 baths, 15,942 square feet
  • Price per square meter: ~$4,659/m².

This ultra-modern residence on La Gorce Island sold for almost $75 million in April 2025. The mansion – called “Okto” – includes 250 feet of Biscayne Bay frontage, a Guggenheim-inspired spiral staircase, a large swimming pool, a 100-foot-long great room, an elevator and more. The plot is 1.1 hectares in total. It was sold by the Kollmann familyowners of numerous textile companies, who mainly used it as a holiday home.

9. 4823 Kāhala Ave., Honolulu, HI 96816

  • Sold for $65.8 million in March
  • 6 beds, 7 baths, 11,870 square feet
  • Price per square foot: ~$5,545/sqm.

The ‘Hale Hanohano’ estate sold in March for $750,000 above the asking price and was on the market for four months. The house was built in 2018 and includes an Olympic-sized heated pool, numerous courtyards, three residences, a 30-foot chandelier and 210 feet of ocean frontage

10. 71 Beverly Park, Beverly Hills, CA 90210

  • Sold for $63.1 million in June
  • 12 beds, 20 baths, 30,500 square feet
  • Price per square meter: ~$2,069/m².

Paris Hilton and her husband, Carter Reum, bought the Beverly Hills mansion once owned by Mark Wahlberg that paid $63 million in early summer. This came after the couple lost their Malibu home to the LA fires in January.

There are unique and first-class amenities spread over the enormous 6.2 hectare site, including a library, dedicated staff quarters, professional gym, five-hole golf course, tennis and basketball court, waterfall and swimming pool, and two spas.

Looking ahead

In a market defined by economic uncertainty and limited affordability file wealth concentration, luxury houses still sold quickly this year, even though many buyers and sellers stayed put.

Changes in the sector are likely to occur in 2026 keep stirring the market, but affordability should improve for regular buyers.
