January 2026: Pearns Point, the beautiful beach and oceanfront development in Antigua, has launched a new villa design as part of their Plot & Plan program, in collaboration with James Hamilton Architects.
The Plot & Plan Program offers buyers the opportunity to purchase a pre-designed finished villa at a final price, providing buyers with both simplicity and complete peace of mind and the opportunity to tap into the developer’s extensive team of international designers, construction partners and local knowledge.
This new design is conceived as a tranquil retreat that blends seamlessly into the hills of Pearns Point. The layout is centered around a spacious living area and flows effortlessly to the terrace and bedroom wings on either side of the property.
A robust stone plinth grounds the structure, echoing the natural stone found on site, while textured plaster walls and cedar shingles provide a natural and indigenous palette of materials. The design uses passive strategies such as roof overhangs to reduce solar gain and natural ventilation for increased comfort. The result is home-rooted, adaptable and deeply connected to its hilly location.

The slope of the site offers opportunities for lower level spaces below the deck, strengthening the connection to the beach. A circular infinity pool complements the curvature of the house, with the water visually flowing into the sea from every corner in the house.
The design emphasizes effortless comfort through cross ventilation, natural shade and deep overhangs. A palette of natural materials creates a strong sense of place.
