Landmark Woodstock music complex where rock legends like Bob Dylan and Ozzy Osbourne shaped their career charts for $1.5 million

A 3.78-acre site that was once home to a legendary record company has hit the market for $1.49 million, decades after it launched the careers of stars like Bob Dylan And Ozzy Osbourne.

Located in the iconic Woodstock neighborhood of upstate New York, the property was built as an outpost for Bearsville Records and became the site of many a major music deal over the years.

Built in 1893, the landmark Hudson Valley estate is known as the Bearsville Record House and features a main residence, a guest house and a studio that is looking for an investor or musician to restore its former glory.

“It was built in 1873 as part of the Bearsville Record empire,” he said Jessica Brasseurwith whom the property is offered together Anthony D’Argenzio from this old Hudson team at Houlihan Lawrence.

Brasseur revealed that the compound was previously used by the famous music manager Al Grossmanwhich housed his recording studio in the building – and was regularly visited there by his many famous clients.

“Grossman was music manager for Dylan, Janis JoplinAnd Peter, Paul and Maryand this was his office,” she added.

“He had a house nearby that was recently sold, but this is where he had his recording studio office where musicians came to sign contracts. Meatloaf signed a contract there and it is also where he met his wife, who was Al’s secretary at the time.

The property “deeply intertwined with American music history” turned into a recording destination in the late 1960s. It was here where countless legendary musicians such as Osbourne, Todd Rundgren, BRAKE, Jeff Buckley, Dave Matthews BandAnd Phish got their start.

Located minutes from the center of Woodstock, the three-bedroom main house has been sympathetically modernized over the years while retaining much of its historic charm.

Period details that remain intact include vaulted ceilings, exposed beams, radiant ashlar floors, limed walls, custom millwork and stone fireplaces. Modernizations include a cedar wood sauna, updated appliances, stylish bathrooms, and a whole-house automatic generator.

“The record label closed around 1984 and around 2014 it was turned into this beautiful building,” says Brasseur.

An “awe-inspiring” chef’s kitchen has stainless steel appliances, granite countertops and stone accents.

“The cuisine is to die for,” she noted. “It’s a great chef’s kitchen with a six-burner Capital gas stove and two ovens.

“There is also a tin ceiling and a beautiful wood fireplace. There is also a Dutch door that leads to a staircase with a greenhouse where you can plant herbs, which is easily accessible from the kitchen.”

The first suite has a bath and custom-designed ‘dressing room cabinets’.

“It has 500 feet of frontage along Saw Kill Creek and is within walking distance of the Bearsville Theater and Cub Market restaurants,” Brasseur added. “What makes it unique is that this property sits on almost 10 acres, yet is very close to the city.”

The spacious Catskills estate also features a saltwater pool with stone patio and outdoor kitchen, a fenced plum orchard and raised garden beds.

The guest house features a copper roof, underfloor heating, a propane fireplace, a kitchenette and a full bathroom with a walk-in shower.

“The property is zoned commercially, so if a buyer is looking for a commercial office that benefits the community or small retail, this type of use would be considered,” she noted.

A carport also has a copper roof.

“I think the next buyer could be a musician with ties to the industry, or even an artist from the creative world,” Brasseur said. “It could also become a small retreat or family compound where you could use guest accommodation for older children and relatives. It has such a beautiful history, is a turnkey home and is in an ideal location, so it lends itself to many possibilities.”
