Iconic Key Largo Waterfront Estate, designed to feel like a luxury cruise, is relisted for $11.38 million after price reduction

A custom-built waterfront mansion in Key Largo, located at the end of a man-made passageway known as Adam’s Cut Waterway, just hit the market for $11,380,000.
‘The Cut’, as it is known, offers a shortcut for anyone looking to save significant travel time from Florida Bay to the Atlantic Ocean and is popular with boaters and fishermen alike.
Built in 2024, the four-bedroom, two-pool estate features a 75-foot jetty with “permit in progress” for a £30,000 boat lift.
“The property is one of the most photographed in the Keys,” says Jill Eber from the Jills Zeder groupwith whom the property is offered together Sally Stribling from Coldwell Banker Schmitt Real Estate Co.
“It’s iconic and has 160 feet of waterfront. The views, location and access to the ocean are absolutely spectacular, and it’s the most beautiful house.”
The property is owned by Sergio Velikopoljskipresident of Tri-Tech Construction, who bought it in 2021 for $1,300,000 and built this luxury estate. It has been on the market since December last year, when it was initially listed for $16,000,000.

Opulent finishes adorn the 3,723-square-foot interior, including Shell Reef limestone floors, walls of glass, La Finestra impact windows, concealed hinged doors and an elevator.
“You have incredible access to water, but it’s not just the Florida Keys,” Stribling notes.
“Key Largo is the first island and also the largest. You can get to Miami International Airport in about an hour. It’s close to the mainland, which is great for a second or third home, and you can enjoy this incredible island lifestyle. It’s almost a suburb of Miami.”
The spacious living room with a fold-down TV feels like you’re on a cruise, thanks to floor-to-ceiling glass walls that open to a wraparound terrace overlooking the water.
“When the builder acquired the property, all of the slab material was cast from solid concrete with an eight-inch thick structure,” says Stribling.
Designed to withstand Florida hurricanes, it also has a triple-cast concrete roof.
“It was built like a bunker with impact windows and doors and beautiful limestone floors,” Eber adds. “Everything done was top class.”

A sleek kitchen features a backlit, polished plume quartz island and custom cabinetry. The bright dining room is surrounded by beautiful ocean views.
A junior suite has a private balcony, and the primary suite on the second floor features a spa-inspired bathroom and access to a private pool.
“Between the infinity pool, jacuzzi and swim-up bar, you’ll feel like you’re in the middle of a whole vacation mode,” says Eber. “The lifestyle is ideal for someone who enjoys fishing, diving and other water sports.”
On the ground floor, a covered terrace with a summer kitchen, lounge and dining area overlooks a second swimming pool.
There is also a stone-lined walkway leading to a temperature-controlled wine cellar and tasting room.
“We increasingly see entrepreneurs choosing the keys for a second home,” says Stribling. “It is also important to have immediate access to the ocean and the bay.”
Eber agrees that the Upper Keys are becoming a hot luxury market.
“We’re seeing even more buyers from California and New York, and a lot of people from the Midwest are also flocking to the Keys, and I think we’ll see a lot more of that in the future,” she says.
