EXCLUSIVE: Large ‘Work From Home’ mansion in Delray Beach with private commercial offices is on the market for $19.9 million

Working from home has never looked so good. In one of Florida’s most sought-after communities stands a townhouse that takes multi-functional living to a highly luxurious level, offering not only a top-of-the-line home but also an elegant private office space.

View from the outside of the three-story building in Delray Beach on the market for $19.85 millionlooks very much like the other elite mega-homes the affluent community has become known for.

But one step through the door reveals a very different reality: the modern estate is not just a luxury home, but also a potentially lucrative income opportunity, ‘ideal for entrepreneurs and investors’.

While the top two floors of the massive residence serve as a private residence, the ground floor is configured as a premium office space certified for Class A commercial use, complete with parking for 20 cars.

Currently the office is used as a professional medical practice, but its rare purpose allows it to be redesigned as a full residential home, a full commercial business or a combination of both.

“The concept right now is that the owner literally has his practice downstairs and lives right above,” says listing agent Nick Malinoskyfrom The Exclusive Group at Douglas Elliman.

“It is incredibly rare to see a luxury building in a luxury market that is both residential and commercial, owned by a single owner using both.”

Malinosky says it’s the first time he’s seen something like this in his 20-year career and describes the house as “remarkable.”

Co-Listing Agent Michael O’Connor agrees, saying the turnkey nature of the property also makes it rare.

“You could buy it and use it right away. Developing something like this takes a very long time. It’s a rigorous process. The fact that it’s finished and ready to use adds to its value,” he says.

The current owner is a Delray Beach doctor, O’Connor said. “He has lived there for years and is flexible. He can either continue to rent back or set up a program where he moves completely. The owner is very flexible.”

In addition to this lucrative opportunity, a new owner will also be in charge of the incredibly large home above the office space.

The two-story home features five bedrooms and eight bathrooms with thousands of square feet of living space, as well as multiple outdoor areas ideal for entertaining.

The three-storey building is equipped with an elegant and stylish glass elevator.

“Highlights include a rooftop retreat with spa and outdoor kitchen, three oversized balconies, a collector’s garage, a Downsview chef’s kitchen with wine room, Savant Pro home automation and a private three-story glass elevator,” the listing said.

Extensive living areas are bathed in natural light from numerous large windows and connected by stainless steel doors, giving the home a modern, cutting-edge aesthetic.

“It feels like a single-family home, even though it’s essentially a one-story apartment,” Malinosky says. “It has multiple bedrooms, a loft, a spectacular kitchen and bar setup and a roof terrace. … It’s remarkable, you have all this lifestyle in one property.”

The rooftop terrace takes full advantage of the Sunshine State’s balmy weather and provides the perfect place to dine, dine and relax, complete with an outdoor kitchen and spa.

The large-scale property comes with ample parking to meet commercial or residential needs. Located just steps from the Atlantic Ocean and Atlantic Avenue, the 20-car parking lot and collection garage are enviable in busy downtown Delray.

“For anyone running a business, parking is always a big factor, and this property has plenty of it,” Malinosky said.

The house is equipped with a Savant Pro home automation system, hurricane windows and a reinforced structure.

O’Connor says there has been early interest from family offices, hedge funds and law firms, as well as buyers looking for personal use.
