EXCLUSIVE: Fox News Host Sean Hannity Takes $45 Million Manalapan Mansion Off the Market – Just 3 Months After Putting It on the Market

Fox News host Sean Hannity has taken his sprawling waterfront mansion in Florida private, just three months after putting the lavish abode on the market for the lofty price of $45 million.
Hannity, 64, who has lived full-time in the Sunshine State since January 2025, had bought the massive Manalapan home for $23.5 million in November 2024 – seven months before offering it as a long-term rental for $130,000 a month.
He then moved to relinquish the property altogether and put it on the market in December, where it remained until March 25, when records show the listing was removed.
A source told Realtor.com® that Hannity has “big future plans for the property,” but declined to share additional information about what they are. Realtor.com has reached out to Hannity’s spokesperson for comment.

Hannity, who stars in his own self-titled show on Fox News and hosts a radio show, purchased the properties in two separate deals: He bought the first townhome for $5.3 million in April 2021, according to records. He then bought the house next door for $14.9 million in January 2025, a year after announcing he had moved from New York to “the free state of Florida” full-time.

In September, it was revealed that Hannity had submitted planning applications for a massive project that would transform the two separate buildings into one luxury waterfront home – plans that had already been approved by the Palm Beach Architectural Commission.
According to documents seen by Realtor.com, Hannity, who was engaged to a fellow networking star Ainsley Earhardt in December 2024 – planned to combine the two existing outdoor patios and pool areas by moving a wall that currently separates them and removing one of the pools.
The remaining swimming pool would then be reworked and several new features added to the enlarged outdoor entertaining area, including an external kitchen and shower.
Hannity was also approved for a “unity of ownership,” which will see the two properties share the same address.
According to the Palm Beach Daily News, the combined properties will have approximately 11,200 square feet of living space.
Interior renovations began in July, according to a commencement notice from Realtor.com. However, it is unclear whether the work has been completed.
If Hannity had to leave the building for that work, it is obvious that he may have left for his residence in Manalapan, which is only a 15-minute drive away.
The eight-bedroom home, located on a stretch known as “Billionaires Row” thanks to the extraordinary fortunes of its residents, offers more than 13,000 square feet of living space. That’s certainly more than enough room for the on-screen host and his fiancée, who lives primarily in New York but spends her weekends in Florida.
The property also features an array of impressive amenities, with the listing noting that it is one of fewer than 60 homes in Manalapan that offer “private frontage on both the Atlantic Ocean and the Intracoastal Waterway.”


Situated on a 1.86-acre parcel, the mansion features “unparalleled scale, tranquility and architectural presence,” according to the listing.
The main home features seven bedrooms and nine bathrooms, while a detached one-bedroom guesthouse on the ocean’s edge provides the perfect spot for visitors who need more privacy.
Some of the main living areas and The bedroom suites have glass walls that provide access to the outdoors. The master suite has a private balcony with water views and a sitting area.
While Hannity significantly increased the price of the property after purchasing it in November, he did list the house with all the furniture. The listing also stated that several upgrades had been made to the home since it last changed hands.
“A new seawall, a large dock with ocean access and beautifully landscaped gardens enhance this unique property,” the description states.
“This is a rare opportunity to secure a world-class Manalapan estate, with scale, infrastructure and waterfront living that cannot be replicated today.”
The real showpiece of the home is undoubtedly the range of outdoor space, including lush landscaping, a private dock for ‘effortless boat access’ and a beautiful swimming pool that flows beneath the outdoor terrace, creating a cave-style retreat.
Thanks to its location between the ocean and the Intracoastal Waterway, the home offers water views from almost every room, with enormous windows and high ceilings maximizing the extraordinary vistas.
The property is also just a 20-minute drive from President Donald Trump‘s Mar-a-Lago resort, where Hannity has been a frequent guest, although his Palm Beach residences are even closer to the iconic club, just 7 minutes away, according to Google Maps.
