EXCLUSIVE: $6.5 Million Colonial Estate Located on 116 Acres Near Virginia’s ‘Horse and Hunt Capital’ Goes to Auction – No Reserve

A dazzling $6.5 million colonial estate, set on a lush 116 acres on the edge of Virginia’s famed “horse and hunting capital,” will be put up for auction – where it will be sold to the highest bidder with no reserve price.
This means the sprawling five-bedroom property, which was previously listed for $6.5 million, could theoretically sell for just $1.
But according to auctioneer Trayor Lesnock from Platinum Luxury Auctions, which is managing the sale in collaboration with a listing agent Tray Allen of Allen Real Estate Co., that’s a risk the seller is willing to take.
“Every luxury home seller understandably hopes for the highest and best price outcome,” he tells Realtor.com®. “However, the seller also acknowledges that in this process the final price will be determined by the bidders.”
However, questions will undoubtedly be asked about it Why the homeowners have decided to part with the property in such a dramatic way – with an offer and a gavel that sets the price, rather than a submitted offer that they can review and ultimately reject.
The answer, says Lesnock, is that the sellers wanted to take the opportunity to entice a much larger audience of potential buyers, while clearly communicating their motivation to sell.
“The seller actively travels for various companies and his younger children have grown up. He no longer uses the property as his primary residence and would like to do something more productive with the proceeds from the sale,” he explains.

“The ‘no reserve’ auction model ensures that the properties can be exposed to the widest possible audience of buyers and sends a strong signal to the market that buyers are dealing with a genuine and motivated seller.”
The March 5 sale is expected to attract significant interest from both luxury property and equestrian estate buyers, with enough on offer to entice even the most discerning buyers.
Located just outside of Middleburg, VA, the elegantly designed storybook abode is nestled in the middle of a dazzling plot that unfolds across open fields, manicured grounds and lush forest that surrounds a private lake.
“Unassuming from the public road, a paved driveway that winds through the woods gives way to the beautiful gated entrance,” the listing crows. “Through the enormous gates, an expansive lawn, a lake with illuminated fountain and a winding, lamp-lit paved driveway leads you home.”
But the real trophy on the property is undoubtedly the main residence, which spans nearly 10,000 square feet and features a classic red brick exterior.
The thoughtfully designed residence was intended to embody the “symmetry and grace” of traditional colonial architecture, elevated through an extensive renovation in 2021, designed for modern living, according to the property description.
Upon entering the home, guests are greeted with soaring ceilings, rich cherry hardwood floors and a dramatic two-story foyer with double staircases that set the tone for interiors that balance historic inspiration with contemporary comfort.

The open floor plan flows effortlessly into the gourmet kitchen, known as the ‘heart of the home’ and comes complete with Wolf and Sub-Zero appliances, custom cabinetry and refined stone surfaces.
The building is the perfect place for grand and intimate gatherings thanks to the various formal and informal spaces.
“The lower level offers a dry redwood sauna, fitness room, wine bar, home theater, wet bar and cedar closet,” the listing said.
In addition to the main house, resort-style amenities including a covered loggia with retractable screens, a stone-clad pool and spa, rolling lawns, orchards and a solar garage complex transform the property into a private Piedmont retreat.
Moving upstairs, guests are welcomed to the master suite, which serves as a private retreat and features heated floors, a steam shower and a spa-inspired bath that combines luxury with timeless design.
Additional bedrooms and thoughtfully designed guest areas continue the home’s theme of refined comfort, complemented by multiple cozy fireplaces and intricate millwork.
The estate’s jewels include an extensive library and sunroom that overlook lush greenery, highlighting Virginia’s classic rural aesthetic.
The estate is complemented by a detached garage complex with a modern design and car lifts.

On the grounds of the house, residents will find all kinds of facilities, including an outdoor kitchen with pizza oven, pellet smoker, Green Egg, grill, hob and plenty of seating.
A cave-style pool and spa are located just outside the rear entrance of the property, as well as a fire pit and lounge area, ideal for soaking up the summer sun.
There’s also a fenced orchard on the property that produces “apples, pears, peaches, nectarines, plums, persimmons, berries and rare jujube fruit,” according to the listing.
“The recreation continues with a PGA-quality putting green, a 4-acre stocked pond with dock, stone patio and a programmable lighted fountain,” the description continues.
But the estate’s appeal extends far beyond its borders, especially for those with a passion for equestrian sports.
The estate is located just a few miles south of Middleburg, known as the “Horse and Hunting Capital” of the US, thanks to its robust fox hunting and rook hunting tradition.
The city itself has a rich history and was founded in 1787 by John Leven Powella Revolutionary War lieutenant colonel who later became a Virginia statesman.
Historic homes and buildings line the streets of Middelburg, which is surrounded by dazzling green land dotted with elegant estates, many of which are more than 100 years old.
“In a region where generational properties are rarely traded publicly, and even more rarely through auction, this offering combines architectural pedigree with contemporary upgrades in a way that feels both authentic and turnkey,” according to a press release announcing the auction.
“For buyers attracted to Middelburg’s equestrian heritage and the enduring charm of colonial design, the March 5 auction offers a unique opportunity to secure a refined estate with a timeless character and an attractive sales platform.”
