Dazzling $22 million wellness mansion designed to ‘support everyday wellness’ hits market on Miami’s exclusive Hibiscus Island

An extraordinary residence designed as a sanctuary for personal wellness has hit the market for the first time in the exclusive Miami community of Hibiscus Island, just months after it was completed.
The property, which is on the market for $21.9 million, is the work of a real estate investor and developer James Vitaswhich is known for creating design-forward and wellness-integrated luxury homes in the US
But the extraordinary mansion on Hibiscus Island – a gated, man-made island in Biscayne Bay with just 145 luxury properties – was designed not as an investment opportunity for Vitas, but rather as a private retreat, one that he spared no expense in bringing to life.
Vitas purchased the land on which his wellness mecca now sits in 2021 for $6.5 million and spent years creating the “timeless” and “spectacular” home it occupies today.
The enormous waterfront home is packed with amenities designed to ‘support everyday wellbeing’, including a cold soak, a sauna and even ‘telescopic’ window walls that enhance the serene view.

You might wonder, with all the relaxation on offer, what prompted Vitas to walk away from such a palace of mental prosperity.
“Because the property was designed with timelessness, flexibility and future users in mind, saying goodbye feels less like letting go and more like passing through a carefully created, wellness-focused retreat,” broker explains. Mick Duchonof the Corcoran group.
“While the home was a passion project crafted with tremendous care, the owner’s decision to sell ultimately comes down to logistics. He is spending more time in his other homes and shifting parts of his business operations to other markets, making it more practical for the next owner to fully enjoy the home’s capabilities,” Duchon explains.
That new owner will have to come to the table with some very deep pockets to have a chance at securing the home, which spans more than 4,800 square feet, has four bedrooms and has 60 feet of private water frontage.
Adding to the extraordinary luxury is its location on Miami’s exclusive Hibiscus Island, accessible by a single causeway and offering an exceptional level of privacy.
But of course, it’s the wellness-focused features that really set this home apart from the other luxury mansions on Hibiscus Island.
They include a cold plunge, a UV sauna, and a whole-house water filtration system that delivers hydrogen-enhanced hydration through an advanced Tyent setup.

In addition, the garage is equipped to house a hyperbaric chamber, with infrastructure designed to meet the equipment’s significant power requirements. The roof also provides generous accommodation for future expansion of wellness facilities.
“The home’s abundant natural light, seamless indoor-outdoor flow and tranquil water views also support daily well-being,” said Duchon.
Other luxury features include matching marble slabs on the floors and bathrooms, Vitrocsa glazing to enhance natural light and energy efficiency, and $1 million worth of custom millwork completely designed and imported from Italy.
“Each choice was a conscious one, blending luxury, sustainability and wellness-oriented living into one cohesive design,” says Duchon. Security is also paramount in the house, which is equipped with a biometric safe bolted directly into the wall studs.
The quarter-acre estate has an 18-meter water facade at the back, including a private jetty. Both sides of the quay have been left open to allow the buyer to install a boat lift suitable for his vessel, and the quay is fully permitted for a 15 meter yacht.
What could be healthier than feeling the wind in your hair and breathing in the fresh salty air from the deck of your own luxury vessel?

Other outdoor amenities include a stylish pool and spa, covered lounges, a summer kitchen and a sunken fire pit with built-in seating. They are all managed, remotely or on site, by a Control4 smart home automation system.
Interior spaces are equally grand. Many have telescoping glass walls and the great room is anchored by a sculptural stone fireplace.
The spacious kitchen is accented by marble countertops and backsplashes, high-end appliances, fluted oak cabinets, an impressive cooking and dining island and an illuminated wine wall.
A floating staircase leads to the top floor, home to three spacious guest bedrooms and the master suite, featuring dual lounge areas, custom dressing room, fireplace, balcony, floor-to-ceiling windows with water views and a light-filled bath with its own private patio.
“One of the owner’s favorite daily luxuries is the ability to slide open the doors and shower while looking directly at the water, a simple yet extraordinary reminder of the lifestyle this address offers,” says Duchan.
Hibiscus Island’s location is nearly equidistant between Miami Beach and Miami’s urban core. It’s also a short drive to world-class beaches and the city’s cultural, culinary and business districts.
