High-paying technology and trade jobs with salaries of $200,000 are transforming this quiet Nashville suburb

A quiet suburb about 45 minutes outside of Nashville, TN, is experiencing a housing and job boom. Clarksville, TN, is quickly emerging as a top choice for buyers thanks to its affordability, relaxed atmosphere, and easy access to Music City.

But demand is being boosted by the influx of high-paying jobs led by several manufacturing companies.

T.RAD, a Japanese auto parts manufacturer, and Korea Zinc, a global mineral producer, are choosing the Clarksville area as the location for a new factory.

Clarksville will be T.RAD North America’s first location in Tennessee. The company is committing $90.2 million to build a manufacturing facility that will create 928 jobs over the next few years.

Meanwhile, Korea Zinc’s expansion will retain approximately 300 existing jobs at its current location and add at least 420 direct jobs, while also supporting additional jobs through suppliers and other supporting economic activities.

Salaries for the new positions are expected to range from approximately $86,000 to nearly $200,000 per year.

This creates a need for housing. The average sales price in Clarksville is just $357,950, compared to $527,225 in Nashville, which represents a savings of approximately 32.1%.

“I know many people commute to Nashville from Clarksville, and it is a fast-growing market that offers more affordable housing options and a strong local economy,” Liz Gatlin, a real estate agent and architect from Nashville South Athenatells Realtor.com®.

Because Clarksville offers more reasonably priced homes, buyers can get more square footage or newer properties for their budget – and residents can enjoy the benefits of a larger city while living in a smaller, quieter community.

Clarksville’s real estate landscape

Another factor driving Clarksville’s real estate market is the city’s strong military presence.

According to Gatlin, Fort Campbell Army Base is one of the best employers in the region.

Clarksville real estate agent Tallen Mullen by Benchmark Real Estate– who has lived in the area for seven years – says she mainly sells single-family homes to first-time VA buyers.

“Clarksville’s inventory consists of a majority of single-family homes. In terms of single-family home sales, approximately 85% were existing homes in 2025, roughly comparable to the pre-pandemic norm.” Hannah Jonessenior economic research analyst at Realtor.com, says.

“Nevertheless, the new construction share of sales in 2025 increased by almost 6 percentage points compared to 2024, indicating that more buyers are opting for new construction compared to the past three years, even if the share is below the pandemic-era norm.”

Mullen says it’s a booming area. “Clarksville is really growing,” she says. “The real estate market is active and stable. We have no state taxes in Tennessee, which is a big draw for buyers.”

According to Mullen, there are many job opportunities in the city. The city benefits from its strong military presence, along with the healthcare, manufacturing and education sectors that provide steady employment.

“Bringing more jobs to a smaller area could be great for the local housing market, if inventory can keep up with demand,” Jones says. “The data suggests that a pick-up in demand has resulted in a significant increase in house prices over the past six years. However, prices have stabilized over the past year and time on market has increased, indicating the market is returning to equilibrium.”

In 2025, there were 3,764 sales, down 43.2% from the 2021 peak of 6,638 sales.

The family-friendly appeal of Clarksville

The fifth most populous city in Tennessee, Clarksville offers quality schools, abundant parks, walking trails and a variety of recreational activities, making it particularly attractive to families.

“The schools here are great,” Mullen said.

With Austin Peay State University in town, you get the arts, theater, music events, and collegiate sports, adding energy and diversity to the community.

Mullen notes that the downtown area near the university is full of small shops, adding that Wilma Rudolph Boulevard – named after the celebrated Olympian who was born in the city – offers a wide variety of restaurants.

Mullen says Clarksville is also home to the Cumberland River, with a marina for boating and fishing.

“In July and August, the riverwalk comes alive with vendors and food trucks,” she explains. “It’s a really great atmosphere and a great community to live in.”
