Luxury high-rises in Long Island City with sweeping views of Manhattan are preparing to welcome their first residents

The finishing touches are being put on New York City’s newest luxury residential tower, ready to welcome residents.

The Orchard is a 250-foot-tall building in Long Island City, Queens. The tower has a 360-degree panoramic perspective of the city, including stunning views of the Manhattan skyline and packed with amenities.

The 70-story building is located at Orchard Street and Jackson Avenue and spans an entire city block. The exterior combines brick, glass and metal with nods to the area’s rich past. Residents are located in the heart of Long Island City, directly across the East River from Manhattan. Cafes, galleries and shops are spread throughout the neighbourhood, which offers easy access to the metro and train lines, ferry and cycle stations.

The building has 824 units with starting rents ranging from the mid-$3,000s to $10,000 and higher. The average asking rent in the New York metro is $2,898.

The Orchard offers studio to three-bedroom homes, with some homes featuring a private balcony or terrace. Residents can choose from four collections: The Residences, The Terrace Collection, The Premier and Penthouse Collection and The Sky Collection.

All options offer an open layout with high ceilings and oversized windows that welcome natural light. The kitchens have modern finishes and stainless steel appliances. Each unit has laundry facilities, programmable climate control, pre-wired WiFi and sun shades, along with blackout curtains in the bathroom.

Amenities galore

The heart of the building is a 60,000-square-foot landscaped space called the “Backyard,” featuring lush landscaping, an apple orchard with shaded pathways, a resort-style pool with cabanas, three pickleball courts, a running track, an outdoor media screen for movies and events, a large lawn for picnics and relaxation, a yoga deck, a life-size chess set, an outdoor play area, barbecue grills, a fire pit, a children’s play area, and a fenced dog park.

The “Fieldhouse”, on the third floor, features a fitness center with a boxing studio, dedicated Pilates room, full-size basketball court, indoor pool, hot tub, steam room and sauna. There is also an indoor “Tree House” for the children.

On the fourth floor, The Commons has several areas for entertainment, relaxation and dining. There is a multi-sport simulator, a large arcade with ping pong and billiards tables, and theaters with kitchenettes.

The business center features coworking spaces, work corners, meeting rooms and a podcast studio and lounge. The Sky Lounge on the 70th floor is open to residents and offers city views, a bar, a fully equipped kitchen, seating and a fireplace.

The rental has now opened and the first residents will move in February.

Lucky lottery

Of the 824 units, 576 will be rented at market rates, but 248 units will be part of a lottery that offers homes for qualified residents at a lower rate.

Residents chosen in the lottery are guaranteed rent-stabilized apartments, one month free with a one- or two-year lease, 25% off the utility fee in the first year and 10% off the utility fee in the second year, plus $1,500 off the security deposit.

To qualify for the lottery, household size and maximum incomes are taken into account. To give you an idea of ​​the income needed, a rent-stabilized one-bedroom unit will cost between $3,250 and $3,599 per month. A household size of one needs a minimum income of $104,983 and a maximum income of $147,420 to qualify.

A rent-stabilized three-bedroom unit costs $4,925 per month and a household of four needs a minimum income of $178,560 and a maximum income of $210,600 to qualify for the lottery. Applications closing in two weeks.
