‘$ 50,000 in housing stimuli helped us buy more house for less’

A Dallas Pair settles in their dream house that they have never seen coming. With a budget of $ 400,000, but not in advance for a mortgage, Closer Hunidi and his partner, Cecilia GonzalezStarted to see what they could find and eventually saved $ 50,000 in advance.
“We thought we might have to settle for fewer bedrooms or sacrifice some functions to stay within the budget,” Huneidi told Realtor.com®. “But we have always kept the belief that we would be eligible for the house that our family needed.”
Their search stretched out in six months, usually in what he calls the “lookie-loo phase” brows offers and weighing options without being ready to commit. They concentrated AUBREY, TXand Princeton, TX – two communities north of Dallas that offered new houses in growing neighborhoods. The Mediane Catalog Prize in the Dallas Metro is $ 430,000.
Find the right fit
At one point the family applied for a house in Aubrey-a smaller building with two fewer bedrooms than they wanted, but they were now qualified and considered to move forward in advance.
The next day, however, their broker encouraged them to keep looking. Then they discovered a house in Princeton Winchester Crossing Community who have checked all courses. Their agent quickly helped them to be qualified again in advance, and this time it was for the house they really wanted: a house with four bedrooms.
“Having the right agent made the difference,” says Huneidi. “She led us every step of the road and made sure that we did not miss the chance to go after our dream house.”
Although the search lasted for months, everything moved much faster as soon as they opted for new construction.
“The speed of the process really surprised us,” Huneidi recalls. “With our builder, Dr. Horton, and our agent who worked, everything went from the first offer to closing.

Incentives that exceeded expectations
The couple said that the biggest surprise was the builders of the builder. Dr. Horton offered them an interest rate of 3.9%, reduced their deposit from $ 20,000 to $ 13,000 and reduced the final price of the house from $ 370,000 to $ 332,000.
Moreover, the house was equipped with large devices, including a washing machine, dryer and fridge.
“We expected some support, but this went much further than what we had imagined,” says Huneidi. “The stimuli were not only useful, they were a game changer. Between the price reduction and the supplied devices felt like we got tens of thousands of dollars in extra value.”
Everything in, the couple saved about $ 50,000 in advance, and thanks to the rate of 3.9%, they save hundreds a month compared to today’s typical mortgage interest, which amount to 6.26% for the week ending on September 18.
In June the couple settled in their new Princeton house and grateful that they do not compromise.
“It was all we had hoped for and more,” he says. “Thanks to the stimuli and support of our agent, we got home more than we thought we could afford it.”
