Florida is struggling with affordable homes despite the construction of the construction

“Despite the growth of the shares, a considerable number of Floridians are confronted with cost tax, which spends a large part of their income on housing costs,” said Anne Ray, manager of the Florida Housing Data Clearinghouse in the Shimberg Center. “When families pay a large part of their income for housing, it is more difficult to cover other critical costs, such as food, transport and health care.”

Inventory for single-family home reached 5.9 million units in 2024, with 71% of this ‘Homesteaded’, a period for permanent primary houses in contrast to rental, second or holiday homes. The state added nearly 139,000 single -family homes in 2023, the last year for which complete information was available.

Despite this upward trend, however, residents remain less than 80% of the average income of the area (AMI) struggling to find affordable units. This is particularly the case “for people with an income under 60% AMI,” the study discovered. “Statewide, an estimated 883,863 tenant households with incomes below 60% AMI pay more than 40% of their rent income.”

A household is usually considered taxed by housing costs if the share of income that is allocated to housing meets or meets more than 30%. In Florida, more than 346,000 of these residents linked by the costs are 55 years or older. The report also showed that today there are more than 883,000 costs in the costs in Florida, a strong increase compared to the 768,000 in 2022.

The state is ready to pay more attention to the problems that influence its older residents. At the end of 2024, the South Florida Regional Planning Council Held an event called “Preparation for the Silver Tsunami: Planning and Policy Solutions for the communities in Southeast -Florida.” Civil servants discussed some of the approaching challenges that the region is probably confronted with, because an even greater inflow of older Americans is moving there.

But a shortage of affordable availability of homes is a problem that takes place in a large part of the country, and the report described the progress of the state in the construction of more houses as conducive to higher sales activities throughout the state.

“Sales volume at home was higher in provinces with an important new family construction activity, including Hillsborough, Lee, Polk and Pasco,” the report said. “Sales volume was also higher in the densely populated provinces in Southeast -Florida and Orange County. Nevertheless, the turnover of 2023 fell on average by 16% above 2022 in the top ten provinces. “
